Down Payment Assistance for Guilford/Forsyth Counties

The City of Greensboro’s 

Down Payment Assistance Program (Housing Connect) 

The City provides down payment and closing cost assistance for eligible homebuyers up to $10,000. The assistance is in the form of a five-year, forgivable loan at a zero percent interest rate. This loan is subordinate to the first mortgage. If you remain in the home for five years, the loan will not need to be repaid – the loan is forgiven at 20 percent per year for each full year you live in the home. If you choose to purchase a property in one of the City’s seven redevelopment areas, you may qualify for an additional $5,000. This assistance also has five-year forgivable terms. If you move within the five-year period, loan repayment terms apply. 

High Point NC City-Wide Homebuyer Assistance Program

The City-Wide Homebuyer Assistance Program provides affordable homeownership opportunities for very low-to-moderate income buyers, providing deferred, low-interest loans to reduce out-of-pocket costs for down payment, closing costs, and pre-paid expenses. The program does not include providing assistance with earnest pay/good faith deposits that may be required by a Realtor or current homeowner to hold property.

The City-Wide Homebuyer Assistance Program shall apply to all properties located outside of the Core City.  This replaces all former tiered programs.


High Point NC Core City Homebuyer Incentive Program

The Core City Home Buyer Incentive Program provides a down payment/closing cost incentive to encourage homebuyers at all income levels to buy homes in the defined areas of the Core City, thus encouraging greater income diversification within the Core City.

Program parameters include the following:

  • Assistance amount is $5,000

  • Five-year loan at 0% interest and forgiven at 20% per year

  • Property sales price not to exceed $200,000

  • No income limits

  • Property must be located in the Core City or Springbrook Meadows

Down Payment Assistance Program 

Working in tandem with City’s goal of providing affordable housing to its citizens, the City of Winston-Salem’s Homebuyer Assistance Program provides financial and technical assistance to first-time homebuyers with incomes less than 80% of area median, adjusted by household size. The goal of the program is to facilitate the attainment of home ownership by individuals and families that have the income to afford a mortgage but may have cash or other barriers to ownership.

The Homebuyer Assistance Program is administered by the Community Development Department of the City of Winston-Salem. Homebuyer education services are provided by the Center for Homeownership.

  AHOP/HOME** *(Affordable Homeownership Opportunity Program)

 Down payment assistance provided in the form of a “soft” second mortgage at a zero percent (0%) interest rate. Due and payable when the borrower sells, refinances or no longer lives in the home. The maximum amount available is $7,000 or 10% of the sales price of homes, whichever is lower, located outside the city limits of Winston-Salem. Inside the city limits of Winston-Salem, the maximum amount available is $5,000 and the borrower must have first been turned down in writing by the City of Winston-Salem’s Community and Business Development Department.

 The lesser of $18,000 or 15% of the purchase price provided. Used in conjunction with NCHFAs Home Advantage Mortgage and/or Mortgage Credit Certificate as well as other lender programs. Participants must contribute a minimum of $1,000 of their own funds. The application is reviewed by the loan review committee and then submitted to NCHFA by Forsyth County. Specific criteria on the first mortgage products required.

For both first-time and move-up homebuyers, our NC Home Advantage Mortgage™ provides qualified individuals with stable, fixed-rate mortgages and down payment assistance up to 5 percent of the loan amount. The Agency also offers an $8,000 down payment assistance option the NC 1st Home Advantage Down Payment—just for first-time buyers and military veterans who meet additional eligibility criteria.

NC 1st Home Advantage Down Payment

If you are a first-time home buyer or military veteran and qualify for an NC Home Advantage Mortgage™, you may be eligible for $8,000 in down payment assistance with the NC 1st Home Advantage Down Payment.

Similar to the other down payment assistance options available with the NC Home Advantage Mortgage™, this down payment help is a 0 percent, deferred second mortgage, which is forgiven 20 percent per year at the end of years 11-15, with complete forgiveness at the end of year 15.

NC Home Advantage Tax Credit

The NC Home Advantage Tax Credit enables eligible first-time buyers (those who haven't owned a home as their principal residence in the past three years) and military veterans to save up to $2,000 a year on their federal taxes with a Mortgage Credit Certificate (MCC). This leaves you with more money to put toward your mortgage payment.  If you qualify, you can claim a federal tax credit for 30 percent of the interest you pay on an existing home (50 percent on a newly built home)—up to $2,000 per year for every year you live in your home. You may also be eligible for our NC Home Advantage Mortgage™ with down payment assistance to boost your savings even more! We offer these products statewide through participating lenders.
