💵 What this money actually does


💰 This is real assistance applied at your closing, structured as a deferred loan at 0% interest. You don't make monthly payments on it. You can point it at your down payment, your closing costs, a principal reduction on your first mortgage, or an interest rate buydown that lowers what you pay every month for the life of the loan.


🔑 On a starter townhome, $75,000 can be the entire difference between "we can't" and "we closed."


Who qualifies


📋 Four things decide it.


💼 Your income. Your gross annual household income has to land under the limit for your household size. Pembroke Pines uses the 80% AMI limits. Hollywood uses 120% AMI, which reaches further up the income ladder than most people assume.

👨‍👩‍👧‍👦 A family of four in Hollywood can earn up to $152,160 and still qualify. Read that again before you decide this program isn't for you.


🙋 You, as the buyer. You can't have owned a residential property in the past three years, and the home has to be your primary residence.


🏠 Your property. Single family homes, townhomes, villas, and condos all work, with a maximum sales price of $679,324.


🏦 Your lender. The assistance is reserved through a participating lender after you're pre-approved. There's no online application for the county money. Your lender submits your file, which is exactly why you want your file finished early.


🗂️ One more detail worth knowing: each city puts its own wrapper on the program. Hollywood's dollars run through the county under an agreement with the city and apply in Hollywood's eligible neighborhoods. Pembroke Pines administers its program through a community redevelopment agency. Our counselors handle those details every day, so you don't have to decode them alone.

📚 Broward requires every purchase assistance buyer to complete a homebuyer education class through a HUD-approved agency before the money moves.

🧭 You still have real options, and we confirmed every one of these directly on the official program pages this week:



🌴 Fort Lauderdale is accepting applications for up to $90,000 in purchase assistance.



🌇 Lauderhill reopened in late August with up to $75,000 for very low income buyers, $65,000 for low income, and $40,000 for moderate.



🏖️ Deerfield Beach has its portal open with up to $70,000.



🌆 Miramar's MIMA program is accepting applications for up to $30,000, with an income cap of $165,000.



Tamarac and Pompano Beach are still closed with no reopening date posted.


📅 And here's the part that matters if your city is on the "no funds" list: the county says new funding allocations are expected in October 2026. That's soon. The buyers who get funded in the next round will be the ones whose certificate and pre-approval are already sitting in a lender's file when it opens.
