✨ What Is a HECM and Why Does It Matter? ⬇️
💰 A Home Equity Conversion Mortgage, or HECM, is the only reverse mortgage product insured by the Federal Housing Administration (FHA). It allows eligible homeowners aged 62 and older to convert a portion of their home equity into tax-free funds — without giving up ownership of their home and without being required to make monthly mortgage payments.
🟢 For many older homeowners, equity is the single largest financial asset they hold. Yet that equity sits quietly in the walls of a home while living expenses, healthcare costs, and everyday needs continue to grow. A HECM can put that equity to work — covering daily expenses, supplementing retirement income, paying off an existing mortgage, funding home improvements, or simply providing a financial safety net.
But like any significant financial decision, a HECM is not one-size-fits-all.

Our weekly Reverse Mortgage Basics workshop covers everything you need to make an informed decision, including how HECM proceeds are calculated and what payout options are available to you, eligibility requirements for both the borrower and the property, the costs and fees associated with a HECM loan, your ongoing responsibilities as a borrower including taxes, insurance, and property maintenance, how a HECM affects your heirs and estate, and how to identify and protect yourself from reverse mortgage scams and predatory lenders.
🤩 Every session is guided by a HUD-certified housing counselor and grounded in consumer education — not sales. Our counselors have no financial stake in your decision. Their only job is to make sure you have the full picture.

This workshop is designed for homeowners aged 62 and older who want to understand their options, adult children and family members helping a loved one explore retirement planning tools, financial and estate planners seeking to better serve older clients, real estate professionals and lenders who work with senior homeowners, and anyone who has heard the words "reverse mortgage" and wants the facts — not the sales pitch.
You do not need to be ready to apply for a HECM to benefit from this workshop.
